Tulsa Abstract History

Court Appointed Special Advocates– CASA volunteers work with children who have been removed from their home due to abuse or neglect.  CASA Volunteers speak up for these children in court.  Volunteers talk with teachers, parents, foster parents, children, doctors, therapists, counselors, case workers, attorneys and anyone else that is involved in the case.  They are able to give valuable information and opinions to the judge so that the judge can make the best decision for the child.  For more information on CASA, contact them at tulsacasa.org.

What is a 3-D Tour?–  We do a 3-D tour of our properties. New technology is allowing us to put people in a house virtually. We take lots of pictures and with this new technology the pictures are put together in such a way that you can get a virtual tour of the house, like you were in a doll house.  You can walk up stairs, go in bathrooms, and much more.  This type of tour is like a tour of the property from the comfort of your home.  This enables many buyers and agents to look through houses that they may not have had the time to go through otherwise.  This can be a huge benefit when selling your home.

Tulsa Abstract History–  Tulsa Abstracts are the history book of ownership of your property.  It proves that you own the property and that no one else owns it.  This is the record of the title of your property. In Oklahoma, we put things in a physical book that we store. In the past we stored abstracts in our basement, hence the letter “B” on the identification for some abstracts. If you or a family member stores their own Tulsa abstract, please consider letting us store them.  We store them for free and if they are damaged or lost while in our care we pay to have them completely rebuilt.  If you store your abstract, you will be responsible for paying for them to be rebuilt if they are opened, damaged, or lost. In the future, abstracts will likely be scanned and stored digitally.  For all your Tulsa Abstract questions, contact Guaranty Abstract at www.guarantyabstract.com or  918-496-9090.

How certain is my closing date?  There is really no formula for closing.  Things can change even when you do everything right.  Closings are generally about 45 days from the date of the contract. There are many variables and can be stressful for Tulsa sellers who need to schedule movers, have utilities turned on and off, and so much more.  Realize that these variables occur.  In good circumstances, you could have a weeks extension from the closing date that is on the contract. Be prepared for these scenarios and extensions. For all your Tulsa real estate questions, contact The Baskin Real Estate Specialists of eXp Realty at 918-732-9732 or www.darrylbaskin.com.

Installing a Generator in Your Tulsa Home

Court Appointed Special Advocates– CASA trains volunteers to speak for neglected and abused children in court.  When children from Oklahoma are put in state custody due to allegations of neglect or abuse, a Tulsa area CASA volunteer can be appointed by the judge.  The CASA volunteers talk with case workers, foster parents, parents, teachers, doctors, attorneys, the children and those involved with the case.  They will be able to make recommendations and give information to the judge so that they can make the best decision for them.  To become involved in CASA, contact Tulsa CASA at tulsacasa.org.

Can a Generator Be a Benefit to Your Tulsa Home?  A generator is a convenient thing to have but can also enhance the value of your Tulsa home.  More experienced buyers will often pay for the quality items that have been added to your home, such as a generator.   A generator is not an extraordinary expense to have the peace of mind that you will be able to use the appliances and equipment necessary in an outage. A generator can run just the minimal number of appliances- hot water tank, a couple of light fixtures and electrical circuit, microwave, etc.  Those few appliances and electrical outlets don’t take a really big generator.  Evaluate what you need (including any necessary medical equipment) and let us help you determine what size generator you need.  We will put the necessary items in one panel and when the power goes out those items in the emergency panel will be run with the generator.

Tulsa area homes are using less electricity than in years past.  This is due to newer style light bulbs, fixtures and appliances.  For an average house you are looking at about $8000 for the entire job- the panel, generator, labor.  Now the gas line would need to be run separately by your Tulsa plumber.  It is important that you have a licensed Tulsa electrician install the generator and electrical panel.  Without the proper installation and transfer switch people can get hurt.

Also remember a whole house surge protector.  They are affordable and can save you from lots of expense and difficulty in the future should an electrical surge occurs.  For Tulsa electrical repair, installation, or questions, contact Murray Electric at 918-835-9605 or www.murrayelectric.com.

What are Quality of Life Features?   When designing your Tulsa home, remodeling, or simply doing repairs to your Tulsa home, consider quality of life features.  There are many features that increase your quality of life.  Extra thick walls, wider doorways and hallways, and upgrading your thermostat, lightbulbs and light fixtures are all examples of things that can increase your quality of life.  Sometimes these features can protect you in the event of a storm (such as wall thickness and material or a built in storm shelter), other times they decrease the amount you spend on utilities.  For more information on quality of life features to consider in your Tulsa home, contact The Baskin Real Estate Specialists at 918-732-9732 or www.darrylbaskin.com.

Tulsa has the worlds largest collection of Art Deco buildings!  This is a unique feature of Tulsa and a great thing to explore, whether you have lived here for years or are just visiting. For more information on these building, visit Art Deco Tour here at darrylbaskin.com.

Does The Homeowner Have to Be Present During Whole House Surge Protector Installation?  If your Tulsa electrician is  installing a surge protector at the panel the homeowner does not necessarily have to be there during the install.  Sometimes we have to shut off the electricity and sometimes we can leave the electricity on. As a homeowner, depending on your preferences and what we need access to, will determine whether you need to be present during installation.

How to Handle A Swarm of Bees in Your Tulsa Home

For some Tulsa, Ok. homeowners it can be quite scary to find a swarm of bees in or around their Tulsa area home.  Some might even discover honey running down the mantle or walls of their Tulsa home for sale.  Whatever the situation it is important to remember some basic information when handling a swarm of bees in your Tulsa home.

First, don’t spray a swarm of bees.  The best way to handle the situation is to call a local Tulsa beekeeper to come and take a look.  They can let you know what to do and how best to do it. If it is indeed a swarm of honeybees, they can find someone to come and take away the bees and the hive so that there will be no further problems.

Second, don’t decide to take on beekeeping without educating yourself first.   Seeing a swarm of bees might make you think that you can just create your own hive and become a Tulsa beekeeper yourself.  More beekeepers are needed, however, before you decide to take it on as a hobby, educate yourself.  Make sure you are educated before you decide to take on beekeeping as a hobby. Remember, if bees scare you then beekeeping is probably not a good choice.  Also, if you are not able to perform labor intensive work in the heat while lifting heavy objects then it is best to leave beekeeping to someone else.

Finally, if you need more information on Tulsa bee control, removing a beehive in your Tulsa area property, or beekeeping in Tulsa, contact one of the people or organizations below.
