As a result, the absorption rates for the Tulsa metro area remain consistent through fall and winter.

The absorption rate is the percentage of homes going under contract from the listed inventory. It tells us of the number of homes available for sale and how quickly they are being sold. We’ve had a stable market in the Tulsa Metro area for 2015, 2016, and 2017. You might suspect that absorption rates would be huge for spring/summer and low for fall/winter, yet they remain fairly consistent throughout the year. In 2016, the absorption rates were 12% in September, 13% in October, and 13% in December. The absorption rate in March 2017 was about 14%. Although inventory and number of buyers drop in fall and winter, the buyers and sellers who remain are serious.
