Darryl Baskin’s perspective as a Real Estate Agent is different. People often feel as though they’re always being “sold” something. It’s easy to get sucked into the hype sales people present. Darryl’s perspective is to skip the hype and present the facts on why his recommendation is a good option for you. If you don’t feel it’s the right option, then it’s okay to pursue something else, such as renting. Darryl recommends home sellers and buyers in Tulsa focus on the facts and make the choices which will make them happy.
If you are considering buying or selling a house in Tulsa, this is the perfect time! Traffic does slow down, inventory drops, and the actual number of sales goes down; however the market remains stable. This is because the home buyers who remain in the market through fall and winter are serious buyers. In addition, home buyers can get a great deal on a home because home sellers generally don’t want to hold on to their home through the winter. As a result, the absorption rates for the Tulsa metro area remain consistent through fall and winter.
The absorption rate is the percentage of homes going under contract from the listed inventory. It tells us of the number of homes available for sale and how quickly they are being sold. We’ve had a stable market in the Tulsa Metro area for 2015, 2016, and 2017. You might suspect that absorption rates would be huge for spring/summer and low for fall/winter, yet they remain fairly consistent throughout the year. In 2016, the absorption rates were 12% in September, 13% in October, and 13% in December. The absorption rate in March 2017 was about 14%. Although inventory and number of buyers drop in fall and winter, the buyers and sellers who remain are serious.
