What is Junior Achievement? The Tulsa Oklahoma Junior Acheivement program is one of the best in the US. Junior Achievement helps teach and show kids how to handle finances, work in businesses and the importance of economics in life. The Tulsa JA has Bixtown, which is a miniature town with businesses and stores. Kids that are a part of JA utilize Biztown and spend time actually working in the business, paying bills, buying supplies, etc. Volunteers spend 6 hours of their time to help kids have a better future. What is happening with Home Values in Tulsa? The NAR take sold or closed sales and divide into # listings during the period. This helps show whether inventory was reducing or increasing. Median price of sold properties is up slightly. This prices means that this is where the most activity is. During March, there were 877 closings, which is excellent. This has been rising this year. The contracts written during March for the 7 county MSA shows a 6.7 month supply. Make sure your Realtor is watching these numbers and taking care of you appropriately. What requirements do sellers have to disclose about their property? Oklahoma has laws requiring sellers to disclose things on their property. The law has changed in the last 10 years. Some of those changes and problems people have had involves timing. There are many issues involved. People involved in the transaction will always find things after the fact of purchasing a home. This happens even when sellers are being honest. part of this is what bothers one person and what bothers another.
There is a statute about sex offenders. The Real Estate Agent does not have to disclose that a sex offender lives in the neighborhood. A seller doesn't unless the offender lives on the property. Drugs being made in a home are required to be disclosed because it can cause harm to the person living inside. There are way too many items to discuss. If you are concerned about sex offenders moving into your area and you are in a new or developing subdivision, contractors and developers can put a park into your neighborhood. Sex Offenders are not allowed to live within a certain distance of parks.
