Right now, during these difficult economic times, certain price ranges of homes (especially over $400,000) are choosing to improve in their home so that when the economy improves they will have increased the value of their home and will be ready to sell when the economy changes. How do I prolong and protect my roof during these hot summer months? Although wood shingles were very popular at one time, they are very unsafe during a fire. They were very energy efficient. Asphalt roofing, however, does not pose a fire hazard, however, it is not very energy efficient. This means that it is important to consider venting. Exhaust vents are on top of the home, soffit vents are around the bottom edge of the roof, and a ridge vent is a newer type of venting that goes all around the bottom edge of the roof. It allows all the hot air, which rises, to easily find its way out of the home. This can mean savings on energy bills.

How can I determine whether I have venting problems with my home? If you have seen granules on your sidewalk or driveway lately you may have a venting problem, especially during this dry, hot weather. This could mean that the shingles have started to delaminate, which will decrease the life of the roof. Should this occur your home could be uninsurable when you go to sell.

How do I select a great realtor? One thing to consider when selecting a great realtor is experience. Ultimately, a realtor with experience will likely be able to avoid or minimize many problems or issues. For example, as a home seller, if you lose a sale, after you have moved out of your house, because the buyer was not approved for financing, this can cause lots of issues and problems for you. An experienced realtor will realize that even if the fault of the lost sale was the buyer's, the consequences fall on the realtor and seller. Situations like this can many times be avoided with an experienced realtor.

How can a property be rented yet still have a vacancy rate for insurance? In commercial properties (generally) if only 30% of a property is rented, the owner can still receive a vacancy rate for the property.
