What is happening with real estate sales over $500,000?
Sales in the $500,000 to $1,000,000 range have slowed a little, however, sales in the $1,000,000 and over price are doing great.  As a matter of fact, McGraw Realtors has had a record year with sales for homes over $1,000,000.  Tulsa has been listed as one of the top 10 places to live in many publications and with new entertainment options in the last few years, such as the BOK Center, New Casinos, Museums, and Arkansas River developement, we are offering more to those who have considered moving into our area.

For more information on sales for properties above $1,000,000 contact Tim Hayes or Darryl Baskin, McGraw Realtors, at 918-592-6000 or www.tulsaluxurypropertygroup.com.

Why should I consider moving out to the country?   Many people want to downsize and want a more rural life.  They want a slower pace.  They also find lower property taxes and can still have some luxury because you can get more home for your money.  Financing options are different in rural areas than in town.  If you are moving into the country keep in mind that comparables are not always widely available so make sure you have a knowledgeable real estate agent.   If you are considering moving into the country contact the Darryl Baskin team with McGraw realtors at 918-258-2600 or www.darrylbaskin.com.

What loan options do I have when moving to a rural area?  The rural developement loan is a great tool for people moving into rural areas.  With this type of loan, if your property qualifies, you are eligible for 100% financing with no monthly mortgage insurance.  For information on the rural developement loan or to ask about other loan options contact Karen Heston, Bank of Oklahoma Mortgage at 918-230-9432 or kheston-boklo.mortgagewebcenter.com/Default.asp?bhcp=1.

How do I value my property in order to purchase homeowner’s insurance?    When you talk with your insurance agent regarding your homes value, keep in mind that the tax value, appraisal value or purchase price is not necessarily what you need to use.  Keep in mind that if your property is destroyed and needs to be replaced, you need replacement value.  Replacement value is likely to be higher than your appraisal value.  You need your property insured for what it would cost to replace at current market value.  To discuss homeowner’s insurance, commercial insurance, replacement value on your property or any other insurance need, contact Mike Tedford, Tedford Insurance, 918-299-2345 or www.tedfordinsurance.com.

How do we exterminate and control Cicada Killers?  Cicada killers are a large wasp that are part of the locust family. They look like a large grasshopper. These don’t usually sting but they are aggressive and will come after you.  They are about 2 inches long.  To exterminate and kill Cicada Killers, for information on the Mosquito Spraying System, or for help with other pests, call Duane Montgomery, Mongomery Exterminating, 918-438-4885 or www.montgomeryexterminating.com.
