What is CASA? Court Appointed Special Advocates. There are approximately 1500 children in the custody of the state here in Tulsa County. These are kids in foster homes or shelters. With these cases, there are so many people that are working with their case to some degree. There are attorneys, judges, case workers. foster parents, birth parents, etc. The CASA volunteer talks with all of these people and speaks for the child in court. What's In Your Insurance Policy? You can buy broad coverage or special coverage. Broad says that we cover you for what's on the list. On special we give you a list of what's excluded. An example is this... a tenant died in a rental property and he wasn't found for several days. This created a smell. The owner wanted to spend less and bought Broad Coverage. Taking care of odors wasn't covered therefore he had to pay for cleaning himself. It is important to be aware of what is on your policy and what type you have that way you are well informed and aren't taken by surprise. There is also Basic Coverage which is like Broad coverage but is a shorter list and covers less. How are Realtors Paid? When a seller lists a home, in most every case, the commission includes a fee for a buyers agent and a seller agent. If there is not a buyers agent and the sellers agent deals with the selling agent to buy a home, they will get the buyers agent fees. When this happens a buyer doesn't have representation because the agent is contracted with the seller. As a buyer, find an agent that is knowledgeable and will work with and for you and sign a contract with them. The fee that is included in the home for sale, is split between the buyers broker and the sellers broker.

Be cautious with discounted fees. Quite often they are reducing services. Also make sure you are in contract with them and that they contract is specific as to what services they have to perform. Make sure you get the right agent. Just because they are licensed doesn't mean they are the best agent for you. They need to have knowledge and experience and can get you the best price and the best house.

Foreclosure Rates are up in Oklahoma- The Tulsa, OK Real Estate Market has remained stable during the economic downturn. Recently, the market has gone down slightly but that is mostly high end properties. The Tax Credit helped to reduce the lower and middle end properties. Foreclosure Rates rose 15% in the first quarter. 5686 properties with foreclosure filings.

How do I exterminate Fleas?- Fleas tend to come out and hatch when it is hot and humid. It also takes high vibration to hatch. They can lie dormant for up to two year before they hatch. You can't just spray and the fleas die. When we spray the house or property interior, we ask you to vacuum daily. That causes the vibration and the fleas will hatch and then the spray will work. It is harder to control in a wood floored house because they get down in the cracks and we can't treat the wood. We use three different products to treat for fleas. Once you start the process of treating for fleas, you will still have fleas jump on you. It takes time to get them to hatch and the chemicals to work.
